Baird & Warner tool finds foreclosures

Company says traffic has increased 276% since launch

Chicago-based independent real estate brokerage Baird & Warner has launched a foreclosure search tool on its Web site, the company announced Monday.

The company said it has seen a 276 percent increase in traffic since the tool's debut a month ago. The tool allows users to search for foreclosures by neighborhood, property type, price range, school districts, amenities, or mapped sections of the Greater Chicago area.

"The foreclosure transaction is vastly different today than it was five or 10 years ago," said John D'Ambrogio, the company's vice president of strategic development, in a statement. "Years ago only a few people specialized in these transactions. Often buyers (hadn't) even seen the property, they merely invested in its potential."

D'Ambrogio heads the company's bank-owned (REO) properties division and said he has seen increased buyer demand for easy access to the large number of foreclosures on the market.

We've offered the ability to add foreclosure search to Realtor websites in AZ, CA, NV, OR and WA for over 2 years, and those agents and brokers who have deployed it regularly report that it converts more visitors to leads then anything they've ever used on their site.

The reality is that buyers want bargains, buyers believe foreclosures are bargains, and while they can easily find foreclosures at Yahoo, Truila, Zillow, Google, etc. most agent/broker websites still fail to meet the demand for real foreclosure search (no not listed REO's and short sales).

I think the basic problem is that most have a hard time understanding what to do when they get a lead on a property that is in foreclosure, but isn't listed. The key is that it is a fabulous way to start a conversation... one that gives the agent the opportunity to really differentiate themselves as a local market expert knowledgeable about ALL local real estate. In the end you'll find that makes it a lot easier to sell them a listed property.

We're 3 years into this mess and foreclosure is still an awfully hot topic that is on everyone's mind. What better topic to start a conversation around?
